Having successfully sought alterations to the West Lancashire Local Plan outline planning permission was secured for the residential redevelopment of a former workshop in Tarleton. Full planning permission was then obtained for larger dwellings on behalf of the developer.
Prior to the landowner instructing De Pol a planning application had been refused by West Lancashire District Council for the redevelopment of this former joinery workshop for 3 dwellings. The Council’s reasons for refusal revolved around the loss of employment land contrary to Local Plan policy and the proposal comprising an over intensive use of the site.
De Pol submitted representations to the then draft West Lancashire Local Plan and presented evidence at the Local Plan inquiry which managed to secure a more flexible form of wording to those policies restricting the redevelopment of employment land. At the same time De Pol submitted an outline planning application for the redevelopment of the site for 2 dwellings and worked closely with Council officers to provide the necessary supporting evidence to secure a positive outcome. The Council granted outline planning permission. De Pol then obtained full planning permission on behalf of the developer for a similar scheme but with larger dwellings.
