De Pol Associates have this week secured planning permission to North Tyneside Council to redevelop a 14 hectare semi-derelict industrial site for 400 new dwellings, open space, together with landscaping and associated biodiversity works.
In accordance with one of the core planning principles of the National Planning Policy Framework, the proposals represent an effective and efficient use of an underused previously developed site and will help address the Council’s housing shortage in a sustainable manner. The scheme also proposes a high quality residential development with attractive areas of open space, and will incorporate dedicated Butterfly Mitigation Zones to sustain butterfly populations which were discovered during the ecological surveys.
Having progressed through the pre-application stage with Council officers and following a public consultation exercise earlier in 2014, the outline planning application was submitted to North Tyneside in July 2014. The application was recommended for approval by Council Officers, and subsequently approved by Committee Members on 2nd June 2015.
The application has been supported by a wide range of assessments including Air Quality, Noise, Arboriculture, Ecology, Environmental Impact, Coal Mining, Energy, Flood Risk, Transport, Drainage and Utilities. De Pol Associates managed the project team and application and also prepared the supporting Planning Statement and Statement of Community Involvement.
