De Pol have successfully removed the requirement for a developer in Cheshire to provide affordable housing as part of a small-scale residential scheme.A full planning application was submitted to Cheshire East Council by the Cheshire based property developer for the redevelopment of a former public house and the erection of nine dwellings with a gross floorspace of 950sqm.
De Pol were instructed by the applicant to prepare an Affordable Housing Statement to respond to relevant policy and demonstrate that affordable housing should not be required as part of the application. We demonstrated that the Council should not be seeking the provision of affordable housing for sites of 10-units or less, and which have a maximum combined gross floorspace of 1,000sqm.
Cheshire East subsequently approved the application without any affordable housing requirement.
