11De Pol successfully obtained outline planning permission on appeal for a further nine homes on a former Brierkete concrete works on the outskirts of the village of Catterall. The decision marks the end of a lengthy series of applications and appeals on the future of the site.
We originally obtained outline planning permission for the residential development of the former Brierkrete concrete works on appeal in 2001. De Pol subsequently secured outline planning permission, again on appeal, in 2005 for the residential redevelopment of a further 1.29 ha of this former concrete works. This latter appeal had originally been dismissed by the Planning Inspectorate but the landowner took our advice to question this decision, leading to it being quashed by the High Court. The Planning Inspectorate were then required to reconsider the appeal and subsequently granted approval. Both sites have since been developed.
More recently De Pol secured outline planning approval for the development of the remainder of the site for 9 dwellings. The location of the site adjacent to B2 industrial uses and the River Wyre raised a number of issues, with the application supported by a range of assessments relating to flood risk, noise, design, ecology, drainage and highways. We acted as the lead consultant managing the project team and application, as well preparing a supporting planning statement and a Flooding Sequential Test. Despite having obtained an officer recommendation for approval the Council’s planning committee refused permission, although we were successful in overturning this on appeal.
