De Pol Associates has successfully secured outline planning permission for up to 40 dwellings on a former concrete works in Pilling, Lancashire.
The application site is located in Flood Zone 3 and therefore the proposal was required to pass both the sequential and exceptions tests. We were able to demonstrate that there are no sequentially preferable sites for the development and that the proposal would provide wider sustainability benefits, passing the necessary tests.
De Pol managed the project team and application, as well as preparing a supporting Planning Statement, a Flooding Sequential and Exception Test and Statement of Community Involvement.
Pre-application discussions were carried out with the Local Authority alongside a public consultation exercise prior to the submission of the outline application to Wyre Borough Council. We continue to act on behalf of the client in attempting to reduce the affordable housing requirement on the grounds of viability.
