De Pol has secured planning approval for over 400sqm of prime office space on a complex site located on the edge of Poulton-le-Fylde.
The planning application was made on behalf of local business and will provide the company with high quality office headquarters, from which to base their operations.
There were a number of specific constraints to overcome, not least the fact that the site is located within Flood Zone 3 and is adjacent to a proposed road widening scheme. The principle of the development was also affected by the fact that the site is not located within a designated local centre, where office development is generally directed under the terms of planning policy.
De Pol submitted and managed the planning application. This included the production of a supporting Planning Statement and the undertaking of sequential tests to demonstrate that there were no alternative town centre locations for the offices, nor any suitable sites located outside of Flood Zone 3.
In granting planning permission Wyre Borough Council accepted the case put forward by De Pol, allowing the applicant to bring forward development on this complex site.
