On behalf of a private client De Pol have secured planning permission for a range of development to a detached house in the Cheshire countryside, including:
• The erection of a bespoke stable block and Olympic sized flood lit show jumping arena;
• Two single storey rear extensions to dwelling, creating a swimming pool complex and a garden room / sunroom.
• A first floor balcony to the master bedroom
• Two detached garages
De Pol initially secured planning permission for the stable block and arena, which has now been completed (see following link).
Following this success De Pol submitted a planning application seeking the additional extensions and garages to the main dwelling. We worked closely with our client and the architectural consultant to design an attractive scheme which responds to the character of the original dwelling and surrounding area. This is particularly important given the rural character of the area and countryside setting, where planning policies are more restrictive.
In making the case for development De Pol submitted a Planning Statement which highlighted how the proposals are both acceptable under the terms of planning policy but are also preferable to that which could be erected under permitted development rights. This case has been accepted by the Local Planning Authority and the development is now under construction.
