Outline planning permission has been obtained for the redevelopment of a 14 hectare semi-derelict industrial site in North Tyneside for 400 new dwellings, open space, together with landscaping and associated biodiversity works. In accordance with one of the core planning principles of the National Planning Policy Framework, the proposals represent an effective and efficient use of an underused previously developed site and will help address the Council’s housing shortage in a sustainable manner. The scheme also proposes a high quality residential development with attractive areas of open space, and will incorporate dedicated Butterfly Mitigation Zones to sustain butterfly populations which were discovered during the ecological surveys.

De Pol were approached by the landowners, who comprised a number of local residents, on the development potential of 3.4 hectares of agricultural land on the edge of rural village in Wyre. The land was designated as countryside in the adopted Local Plan, however, we were of the view that there were material considerations which would outweigh the conflict with countryside policy. This included the lack of a demonstrable five year housing supply, together with a range of benefits which the proposals could bring to the community.

Worm Farm in Wigan

Our client owned approximately 1.3 ha of agricultural land near Standish and wanted to start a new agricultural activity, namely the commercial breeding of worms for local fishing clubs. De Pol were instructed to secure planning permission for the erection of an agricultural building and associated structures for use as a worm farm.

Retrospective planning approval for extension of retail premises

Our client had converted the ground floor of a vacant warehouse into a retail/wholesale store specialising in Asian food products. The wholesale element was primarily orientated towards the restaurant trade and Asian community facilities, but part of the premises was also open to the general public and included a purpose built external canopy for the display of fruit and vegetables.
